I like the bottom flooring, is that a trex or similar style material? I like the fireplace too. Does the above deck have a gutter/drain under its own floor I presume?

The deck is technically a flat roof with drainage on all 3 sides. And you're right - it's composite.

Excellent! I'm looking now at reworking our deck for a covered dining/ grilling area, with a drop down screen for movies. Polycarbonate sheets for the skylight.
The big impetus is to make a louvered wall that blocks views from the neighbor and the parking area, to focus on the distant wooded vistas.
Also, upgrading the white vinyl balusters to black metal, to open the view and for easier cleaning (too much mold from adjacent tree pollen). -
Know a good architect? Does Dewey work on the side?

@Ivorythumper That looks great. Would you consider a fire pit feature near the couches? Any updates regarding "the" tree?

@89th We have a fire pit/ table for the seating area, as well as patio heaters. Pretty cozy and good for s'mores.
As for the tree, still working through the attorneys for a sit down with the neighbors. The tree will be cut back one way or the other. Either they will do it, which would be more beneficial to tree, or we will, which won't be the least bit beneficial to the tree -- and we'll present their attorney the bill to be paid. If they refuse we'll take it to small claims court, which is a well established right in PA that people who have to self remedy against trespass can recover costs.
