Bad timing

I rescheduled the move for Monday. Now we wait to see if the appraiser changes his mind, and we can close Friday. If he doesn’t, the builder is still in the drivers seat with our abnormally large amount of earnest money and no contingencies. And the salesperson is off in her own righteous reality where she believes the price drop she has already allowed is generous to a fault. Never mind the appraisal that was lower. It’s just an absurd appraisal, according to her.

@Horace She sure likes exaggeration. Absurd would be like $300,000 low. Just as I'm sure any lower offer she's heard of in the past was "insulting". Insulting would be "I offer you $100, which you should recognize because it came from your mother last night!"

The wild card is that my wife doesn't like the house to begin with. The builder and our agent don't truly understand how precarious this deal is, even given the earnest money is at peril.

It's all good no matter what happens. If we walk away rather than make a small financial sacrifice, I score points and she is happy that the horizon is clear to pursue her dream house. If the appraisal is adjusted, we go forward with the current deal. If the agent and builder chip in to make up the 1% difference with the current appraisal, we got a slightly better deal and she feels like she won this small battle with the builder.

Me too. I’m just waiting in fascination at the lack of updates from the builder. Close is scheduled for 5 hours from now. Lacking further updates, I will bring a cashiers check which will be insufficient by the 1% at play. I expect an update within the next few hours though.
Update as I wrote this, the builder salesperson is confident the appraisal will be raised. She says the dirty Puerto Rican appraiser was late and did a bad job but his supervisor is cooperative.
So that sucks for us. It means we sacrificed our moving weekend plans just to allow the builder to charge us more.

Now, you have many life altering changes to go through.
- Gig 'em, Aggies! or Hook 'em, Horns!. Or maybe somebody else...Everybody in Texas has a college team they root for.
- Guns. Well...You did move to Texas.
- Barbeque joint. Everybody has a favorite.
- Boots. Not everybody wears them, but a lot of folks do. If fitted well, very comfortable.
- Wranglers or Levis? Cowboys wear Wranglers.
- Pickup. Well...You did move to Texas. Pickup brand arguments can approach the intensity of favorite college team, gun, or barbeque joint.
- Texas Two-step. Worth learning.
