    The wild card is that my wife doesn't like the house to begin with. The builder and our agent don't truly understand how precarious this deal is, even given the earnest money is at peril.

                              Thanks. It's a beautiful house and we will both like it. Also we got a nice surprise that it will be taxed as an "improvement" rather than a "house" until next year. That'll save 20% of the monthly payment, till january.

                                  2. Guns. Well...You did move to Texas.

                                  4. Boots. Not everybody wears them, but a lot of folks do. If fitted well, very comfortable.

About 15 minutes away, and the selection and quality is great. Probably as good as San Francisco's chinatown, but actually accessible.

                                    Sure, eventually, after the neighborhood isn't such a mess from the construction, the fountain is put in, the water is clear and blue, and we have all our nice furniture in.

                                    It's been a roller coaster with all the stress from not knowing what's going to happen. Then the disappointment, that I was unprepared for, over what I came to know, after it was too late, as someone's dream house, now forever lost. But Texas itself has been great. The people, the gas prices, the weather, have all been great so far. The Airbnb has been a pleasant surprise too. After the closing was delayed by a day, we had to reschedule for one extra day here, so the host changed our reservation from 29 days to 30. That triggered a TX tax law that exempted our stay from the hotel tax of 6% per day. So our total bill went down by $150 because the tax exemption applies to all 30 days. Got an extra day and received a refund on our credit card.

                                    Also our agent offered $500 to compensate us for our trouble this weekend, but he made it clear that it was too late for it to come from his agency so it would be coming out of his pocket. So I haven't taken him up on it. I have my pride. Texas pride.

                                      BTW, Rice has a pretty durn good music school. Watch for concerts or events. Or take a class, if so moved.

                                        When I moved to Texas, 45 years ago (I have since left), I was told that the best Barbeque came from the temporary roadside stands, where the owner/operator had the smoker on a trailer attached to the pickup.

                                        To be honest, I can't remember if I actually dined at one of these establishments. I probably did.

                                        At that time the best place for Barbeque in North Dallas, that had a roof, was a place called Dickie's. I just looked, it appears that they are all over the state now, including Houston.

                                          Another big "congratulations" from me, Horace! Looks like overall, things are working out so well for you, and you seem to have some good luck following you around, at least for now.
                                          Oh, congrats as well to your wife. Everything else aside, the stress you have both gone through is huge, such a relief that it's almost all over and done with.
                                          At least I hope that's how you are both feeling!
