What do you folks think of this one, we saw one with a waterfront view in a Houston area community. The high ceilings are cool. The water is just a man made retention pond, but it’s better than neighbor houses.
I know I know, master planned communities with HOAs and McMansions suck.

I know that HOAs are evil, even more reason to get solidly on the inside.
Volunteer for the HOA, be a committee chairman, the other volunteers on the HOA will think you are cool and life will be easier.
Who doesn't want an easier life?

Not easily, but I’m sure it’s possible. Nothing is easier than new construction in a planned community. And I’m all about easy.

I'm just going to remind you...Houston floods in several areas. Doesn't even take a hurricane, a good tropical storm with heavy rains can do it.
Make sure your prospective house sits high and dry. Secondly, if I was spending the money you are, I'd consider a back-up Generac or other generator as part of the deal.

Overall I like the look and layout. Partially open concept, with very nice finishes. I also enjoy being part of an HOA… keeps the neighborhood mostly looking nice, maintenance of common areas, swimming pools, etc.
As they say, you can change most anything in this house except the floorplan and location…
We got lucky when we bought our single-family home last year (from just a facetime tour, we lived in Virginia when we went under contract in Minnesota) and in retrospect there are a million little nuances I would’ve worried about now that I know about them, such as speaker wiring in the walls, yard drainage, etc. Got lucky with most of it, so I’m happy. Thanks Jolly. They tell me this place is far enough inland that it’ll never flood. Even during Harvey, only the streets flooded, rather than the homes. The advantage to new construction is that they learn to build correctly. All the yards are graded for drainage into the retention ponds.

That's a good thing. The Cajun Navy are nice folks, but you don't want to meet them on your street in the aftermath of a storm.

This is getting to me. Last night I dreamed I was moving to Houston, but it was to promote and manage a rock band. MFR said it was OK.
It's a weird mashup. My daughter was complaining about how rude the Black Crowes' team was at Wolftrap the other night. Apparently they had sent in an incorrect hospitality rider.
