      Do you think it's more because of resident maintenance neglect or poor designs based on the climate? Or both?

        My guess is it starts with materials. My bet is that “safe” building materials means the lumber was not treated as most pesticide treatment is considered by some to be “unsafe . Now there are safe treatment options, but they involve copper and are extremely expensive and will cost far more than would be feasible.

        So you have essentially untreated wood in the heat and humidity of New Orleans. That’s a bacterial and fungal paradise.

          New Orleans has termites the size of small dogs. Some of the worst humidity in the U.S. And over five feet of rain per year.
