You're not too far off.
Probably unrelated, but there's an interesting crack in everyone's driveway. Most people have it in the same spot.
Basically a lot of the houses, including ours, are sliding back into a ravine. If they don't do something about it, they're eventually going to fall and collapse.

- Probably about a decade out from that; nothing immediate.
- We're one of the few folks in this area to rent. We wanted to wait and get a place we really like. Well, now there's the sinking issue on this entire side of the street. Dodged a geological bullet it seems. Which is about the slowest bullet of all time but it is effective.

Way, way too young to be having water main issues. The only exception to that would be if your area's water is particularly corrosive. Even then you would think they would have compensated for that with a different material. Sounds like a builder shortcut.

Also, there's a place just outside of town that's just straightup the Hawkins lab. There's no other way to describe it. Everything fenced off, creepy floodlights everywhere, cheesy looking guard shack with a branded Bronco parked beside it. And these weird freaking spheres in the distance.
It's either Hawkins lab or where they captured Omega Red and do their experiments.
