I think it depends on how much remote working sticks. I mean obviously it’s here to stay, but it’s extent post Covid is still up in the air.
As you often point out, urbanization is driven by youth looking for opportunity, social as well as professional.
I hope that it at least levels off the growth and upward pressure on housing prices. We could use that.

NYC will come back for sure. It’s a lost year. I know many kids that are giving up city rents as the leases expires as there is no good reason to be in a major city now. So many better options to have some semblance of a life.
I’m a little surprised that they have made it this far outside the parties they go to and gatherings they attend when they can.
For the college set it must be awful watching the friends that do get to go to school. How do they even interact with each other on social media. And dating, well incel has been given new meaning.
