Man, I was strongly thinking about buying a vacation house last year. It was going to be a stretch, but I figured rental would cover part of the costs...
So glad I didn't.

Black Swan events hit hard but by their nature you can’t anticipate. It hurts more to become cash poor with debt but stock market investors are getting nailed probably pretty much the same.
Both have to say “it‘ll come back”. The non debt group can survive the nuclear winter longer.

There is a similar environment in flight training.
Many trainer airplanes are leased to the flight school.
The owner hopes that rentals will cover his loan payments.
Many will be hurting after the last couple months.
This will probably be true for a lot of equipment idled by covid.

Except only a tiny minority of individual stock market investors buy with leverage, almost all real estate investors do.

Commercial Real Estate investors are in even more peril since there will be a glut of available properties once this is over.

If you are going to go into a highly leveraged business plan you had best have disruption insurance.
